Emaar Properties is reportedly considering buying out the remaining minority shareholders of its listed subsidiary, Emaar Development, in a move that would give the parent company full ownership. Emaar Properties currently holds just over 79 per cent of Emaar Development, whose market valuation has climbed past $15 billion, putting the potential cost of the buyout at up to $3.2 billion at current market prices.
People familiar with the matter say no final decision has been made and discussions remain ongoing, though an announcement could come within days. Emaar Development listed on the Dubai stock market in 2017, raising about $1.3 billion at the time. Shares in the subsidiary jumped as much as 11.5 per cent after Bloomberg first reported on the potential deal.
A full buyout would give Emaar Properties tighter control over cash generated by its residential development business and could free up more capital for international expansion, recurring-income assets such as malls and hospitality, and shareholder dividends. The parent company has pursued similar consolidation before: in 2021, it took Emaar Malls fully private through an all-share transaction. A representative for Emaar Properties declined to comment when approached about the reported plan.
The potential move comes as Dubai's major developers increasingly look to streamline corporate structures and consolidate cash flows amid a prolonged property upcycle, with several large developers reporting strong profit growth through the first three quarters of 2026.
